As we residents experienced, our board recently held a meeting to address the thefts and break-ins that have occurred over a two week period without any word from our Board, Security or Management Company- J&L Property Management. Only after an outpouring of complaints by many residents did the board finally scheduling a meeting. While our hopes were to hear our board take a leadership position, we instead received blame on residents and society.
At the onset of the meeting, we heard comments like its a thankless job as defense to why nothing was communicated to us owners immediately like other HOA's had done. WE heard "we volunteer for the job" yet did not do the job we elected them for. WE heard a change was made to the guard process after the 1st time yet it happened again. WE heard from residents on ideas and solutions while the board agreed they failed. Finally, we heard the only solution from the board to be "lets form committees" because they didn't have solutions to security and communications to our small community.
We asked questions about past solutions to be told it was many years since we had a theft of a car in the residents by the President only to have a board member correct her that fairly recently. Fortunately for us homeowners, our residents were willing to do what our board could not. Residents volunteers to show the board how to collect residential information and how to effectively communicate to homeowners. One resident even spoke about his efforts over the last year to request the board improve its security at the gate and to communicate with us residents. A suggestion that obviously fell on deft ears until some of our residents experience crime behind our gates. We understand his solution to help our community will finally be implements.
In the end we deserve better and while our board complained about the thankless job, none of them resigned. WE had residents suggest Mr. Hooper join the board after all the work he did for our community but was instead met with no resignation and one resident saying "no way". We can only conclude that resident was concerned about celebrating a 5th month anniversary of having a POD in her driveway. The same resident who violates our by-laws with operating her business from her home because she cares so much for us residents.
It's important to recognize results as a measurement of effort and implementation. So to inform residents of these results, since no communications comes from our board, lets take a look at the "JOB" results. Below are items that through investigation and communication our residents shared to better understand results over the last years. Since it is important to communicate with residents and unlikely our board would ever shared these with you, here some of the results:
1. The board failed to file our 2020 Taxes as required until 2023- a violation of state law
2. The board failed to file our 2021 Taxes as required until 2023- a violation of state law
3. The board failed to have our 2020 financials reviewed by an outside Firm as per state statue
4. The board failed to have our 2021 financials reviewed by an outside Firm as per state statue
5. Dollars on Financial reports provided by J&L did not match our actual numbers- Something a tax return and financial reviews would have found and perhaps resulting in no increase this last year.
6. Images on this site show a continued deterioration of our walls for several years yet we are required to insure leaves are racked and roofs are kept clean.
7. Holiday decorations remained up for over 6 months after a holiday.
8. Minutes from board meetings not properly saved as per state law
9. Notices for 2023 dues received on December 31st with an increase payment due the NEXT DAY.
10. New Residents required by J&L to change auto licenses and insurances for their address despite no law or bylaw requiring to do so.
11. No communication from our board except for a Meeting date or budget increases.

13. Requests and communication from residents to J&L going unanswered
14. No contract to protect us with J&L Property Management
15. J&L Property Management threaten a resident with bodily harm when attempting to determine the status of our community. No resident should ever be subjected to this.
16. J&L Property Management allowed to continue being paid while failing to respond to residents, maintain proper books and threatening owner.
17. J&L Property Management and its owners referred by the Florida Department of Regulations attorneys for some of the above state violations.
18. Board protection of J&L after a resident was threatened. To bad we didn't get the same protection for our community recently.
18. Lack of security processes to help protect residents.
19. Canvases over roofs for over 18 months.
20. President operating a property management business from her home.
21. Selective enforcement of the rules for neighbors. Ie PODS prohibited within the community.
We deserve better and have the residents willing to help us improve. We need YOU to make the difference in our community today and in the future. Speak UP and Speak OUT that we DESERVE BETTER. Let's make this community the million dollar development it should be. VOTE for change. Without change we can count on the same results.
