Here we will communicate important information about our association, neighborhood events, and updates on community projects. It is the goal of the site to inform our residents and communicate the true happenings with in our development while effecting change to the old process.
As many of our residents know on October 24th, 2023 the President and Board sent a letter announcing the launch of the New Visitors Control system. The solution was provided by a resident in response to the LACK of action by the board in notifying and enforcing processes to help minimize the car theft that occurred in our development. As of January 2024 we are sad to advise that NOTHING has been done to use this system by the guards or board. Guards continue to wave people into the development without ID or a barcode. SO now we can understand why our board members said it was a "thankless job".. easy to be when you do nothing......
In addition, our notice back in October commemorating the new Cone (pictured here) is not being used either. It was purchased to divert traffic to the visitor gate to help secure our development. Unfortunately, we aren't event getting this simple task done or gate protection as they now simply waive people through. We pay for security but the gate is anything less than secure.

As many of you have seen before the holiday season the board improved the appearance of our entry after many years. For those who are unaware, a resident raised concerns at a board held budget meeting in reference to the poor budget planning and management over the years. The resident addressed laws and regulations that the board did not seem to follow as it related to budget reporting and record keeping (see below).
As a result of this discussion the board held a special budget meeting amongst themselves and found the funds needed to finally clean up our entry. While the task appears to be half done, with other signs now a different color, we can thank our residents for speaking up at our meetings. The board will most likely claim they had this planned but NOTHING in our minutes or any communication from the board and the communications committee ( if they exists beyond a Facebook page) told us about this.
So this proves you can make a difference. In this next election let's vote the "thankless" members out and change our board.
We are excited to announce new owners into our development. Welcome Donald and Carol to the neighborhood. They recently purchased the the Kamaredine home on 101st Terrace.
2024 HOA Dues will remain the same at 450.00 per Month.

A car theft was reported last night with in a mile of our development. Since our board does not notify us of these issues we want our residents to be aware.

Based on this weekends images it appears the guidelines stated by the President to block the residential gate is not being done. Please be vigilant and remember- See Something, Say Something.....
As we residents experienced, our board recently held a meeting to address the thefts and break-ins that have occurred over a two week period without any word from our Board, Security or Management Company- J&L Property Management. Finally, in part due to an outpouring of complaints by many residents, the board scheduling a zoom meeting and sent a letter two weeks after the first issue. While our hopes were to hear our board provide us with leadership, we instead received blame on residents and society. (Just listen to the ZOOM meeting recorded)
At the start of the meeting, we heard comments like its a thankless job as a defense for a lack of communication to the community, unlike other HOA's who immediately informed residents. WE heard "we volunteer for the job" yet did not see them do the job they "volunteered" to do. WE heard a change was made to the guard process after the 1st time yet it happened again-one week later. WE heard from residents on ideas and solutions while the board agreed they failed. Finally, we heard the only one solution from the board - "lets form committees" because they seemed to not have a solution to security and communications for our small community.
We asked questions about past solutions to be told it has been many years since we had a theft of a car in the residents by the President. That was until a board member correct her by stating it was not that long ago. Fortunately for us homeowners, some residents were willing to do what our board had not done. Volunteered residents without excuses made multiple suggestions to tell the board how to gather residential information and how to effectively communicate to homeowners with either letters or emails. One resident even spoke about his efforts over the last year to request the board improve its security at the gate and to communicate with us residents- suggestion that obviously fell on deft ears. We understand his solution and efforts to help our community will finally be done- which begs the question why not a year ago or 6 months ago or before this happened? Why did we wait until residents experienced loss and heartache to do what he suggested?
In the end we DESERVE BETTER and while our board complained about the thankless job, none of them had solutions or resigned. WE had a resident suggest Mr. Hooper be on the board after all the work he did for our community but was instead met with smirks and one resident saying "no way". We think it's because that resident wanted to keep her POD in the driveway with special approval from the board or violate other by-laws by operating her business from her home.
In the end we DESERVE BETTER than a passing of the buck. We need Leadership that goes beyond favors for PODS. We need results before the problems happen-not after. We are a community that needs a safer environment with a far better communication. We believe the Residential Website is the start of residents taking back our community. WE believe that results not words tell us the "Job" being done. As our sign shows here and those in the Image Gallery below our community is in disarray. It's important to recognize results as a measurement of the job being done. So to inform residents of these results, since no communications comes from our board, let's take a look at the "JOB" results. Below are items that we learned through investigation, survey and communication with many residents. We thank them for providing us the information below despite the risk of retribution and retaliation. Here is what we learned:
1. The board failed to file our 2020 Taxes until 2023.
2. The board failed to file our 2021 Taxes until 2023.
3. The board failed to have our 2020 financials reviewed by Accounting Firm each year.
4. The board failed to have our 2021 financials reviewed by Accounting Firm each year.
5. Financial reports provided by J&L did not match our actual numbers- Returns and Reviews would have corrected this and possibly avoided an increase this year.
6. Images in the below LINK show deterioration of our community for several years.
7. Car theft from our community not once but twice with no information from the board.
8. Minutes from board meetings missing.
9. Notices for 2023 fees received December 31st with increase payment due NEXT DAY.
10. New Residents required by J&L to change auto licenses and insurances for their address despite no law or by-law saying so.
11. No communication from our board except for a Meeting date or budget increases.
12. Improper Board Elections.
13. Multiple requests and communication from residents to J&L going unanswered.
14. Expired J&L Property Management Contract- exposing us.
15. J&L Property Management threaten a resident- No resident should ever be subjected to this.
16. Board protection of J&L after resident was threatened. Too bad we didn't get the same protection for our community.
17. J&L Property Management kept despite failing to respond to residents, maintain proper books and threatening an owner.
18. J&L Property Management referred to Florida Department of Regulations attorneys for some violations within our community.
19. Lack of security processes to help protect residents.
20. A tailgate through our residential gate by A suspicious persons who followed a resident to their home asking where his "wife was" as he approached a resident in their garage. Fortunately, the husband came out of the garage just in time.
21. Selective enforcement of neighbors. Ie PODS and Businesses prohibited per ByLaws
22. ETC
Conclusion
We deserve better, not excuses and reactive actions which we have seen. It's time for permanent improvement and WE have the residents willing to help us improve. We need YOU to make the difference in our community today and in the future. Speak UP and Speak OUT that we DESERVE BETTER. VOTE for change and stop the insanity of doing the same thing and expecting a different results.
